I CANT HAVE A SYNCRO! I JUST CANT! WHY ? I CANT MAKE THINGS FADE OUT TO BLACK AT GOOD SECOND ! GOT ANY TRICK? AND ALSO FOR LIP SYNC THANKS ^.^

this is all what i can say. you have to keep trying. When you found out the fade is too early, try to make the fade later and vice versa, until you syncro it. Well this is what i do at the beginning, you will get used of it after some times.
